Wolfville property owner Karen Malim received approval in July to subdivide her Highland Ave. property in order to build 16 detached units on three lots.
Each unit on the R2/4 zoned, three-acre parcel of land will be individually owned. The subdivision, off 65 Highland Ave., will run behind Fairfield St.
Development director Gregg Morrison said Malim is planning to go beyond the town’s requirements, adding underground power lines and saving mature trees.
Adjacent property owners Bob and Jane Lutes expressed concern about how close to their home the new units might have to be. Wendy Alden, who also lives on Highland Ave., raised parking, traffic and access questions.
Architect Laura MacNutt of Pier 101 Home Design told council her aim is not a cookie cutter development, but an intimate, dweller-owned neighbourhood.
Malim added she and her associates will “do what we can to minimize the impact on the Lutes.”
Planning advisory committee chairman Keith Irving, who raised issues of traffic flow and impact on existing residents, voted against the application.
Deputy Mayor Hugh Simpson commented the plans look like a high quality, forward looking development.
Councillor Bill Zimmerman noted council had received less detail on worse developments.
