SYDNEY, N.S. — Acadia University is looking for a realtor to handle the sale of a coastal property in scenic northern Cape Breton that it was given by a donor.
The university had made a previous attempt in 2017 to sell the residential property, located at White Point Road, Smelt Brook, in Victoria County in northern Cape Breton.
Scott Roberts, Acadia’s executive director of communications, wasn’t able to immediately provide any details about the listing.
The assessed value of the property is $192,800. However, it was mostly recently listed for sale at $949,000, reduced from its original asking price of $1.095 million. The home has five bedrooms and three-and-a-half bathrooms and includes about eight hectares of land.
An online description of the property notes that it sits 370 feet above the Atlantic Ocean, with an “unparalleled” view, surrounded by nature and with total privacy. It states that there are decks on three sides of the home.
The request for proposals closes March 11. The document notes that the property has been independently assessed and the sale will follow existing policy for the sale of university land and property. It also states that the initial term of the agreement for real estate services will be for 12 months, and Acadia will have the right to extend it for two, six-month periods and may also terminate the contract.
The tender document also notes that interested proponents can request a site visit, although it is not mandatory. It also states that the property was donated to the university with the knowledge that it would be sold.
Prior to being donated to Acadia, the home was also listed by the previous owner in a private listing.
Roberts confirmed that the property was bequeathed to the university but couldn’t release any information about the donor or the anticipated value of the property.
“The donor agreement keeps all of that confidential,” he said.
Roberts could not provide any photos of the home. A satellite image shows that it is located near the coastline.
The tender document does state that any proponent interested in the contract may not “directly or indirectly communicate with the media in relation to this RFP or any contract awarded pursuant to this RFP without first obtaining the written permission of the Acadia University RFP contact.” The firms submitting proposals will be expected to provide detailed submissions including a detailed marketing plan. Marketing plans will be reviewed and approved by the university prior to them being implemented.
The tender states that the home has been regularly maintained by a custodian.
The proponent must be a licensed real estate agent or broker.
